Nature of the service
ImmoBFF provides an automated, AI-assisted document analysis of the documents supplied by the client relating to a piece of real estate. This analysis is solely intended to flag points to check; it does not constitute legal advice, notarial advice, tax advice, a technical building survey, or an opinion on the property's value. ImmoBFF does not replace any qualified professional (notary, lawyer, architect, surveyor, expert) and does not create any attorney-client, notary, or expert relationship with the client. The client is invited to consult a notary before signing any preliminary sale agreement or deed of sale, and any other competent professional for any specific technical, tax, or legal question. The analysis never formulates a judgment on the quality of the work of a real-estate agent, a notary, or any other professional involved in the file; it is limited to a factual flagging of the elements arising from the documents supplied.
Premium plan: professional perspective
The Premium plan includes, in addition to the document analysis, additional content referred to as a "professional perspective." This content is entirely generated by artificial intelligence, without any individual intervention or review of the client's file by a licensed IPI/BIV real-estate agent. It is written in a style evoking how an experienced real-estate professional would typically comment on this type of flagged point, commercially presented as "the read of a friend in the business" to reflect its informal, non-directive register; however, it constitutes neither the individualized opinion of a specific licensed professional who personally examined the client's file, nor a position taken by the Institut professionnel des agents immobiliers / Beroepsinstituut van Vastgoedmakelaars (IPI/BIV) or by Vinois Services SRL in its capacity as a licensed real-estate agent. The reference to an "IPI/BIV" style in the commercial presentation of this plan refers solely to the writing register imitated by the AI, and implies no validation, review, or approval by any identified licensed IPI/BIV professional. This perspective never recommends buying, not buying, or a negotiation amount, and remains subject to the same limitations and the same limitation of liability as the rest of the report (see "Nature of the service" above, as well as "Limits of the analysis" and "Liability" below). This clarification is intended to avoid any confusion about the nature of the content provided, in light of the ethical rules applicable to licensed IPI/BIV real-estate agents.
Limits of the analysis
The analysis is strictly limited to the content of the documents actually supplied by the client and to what is explicitly written in them. ImmoBFF does not verify the authenticity, completeness, or accuracy of the documents transmitted, does not consult any external source (syndic registry, land registry, zoning authority) unless otherwise stated in the report, and may fail to detect certain elements in the case of a poor-quality, incomplete, or ambiguous document. The report constitutes a decision-making aid and a flagging of points to watch, not a guarantee of exhaustiveness regarding the risks associated with the property. The client remains solely responsible for their purchase decision and is invited to consult a notary before signing any preliminary sale agreement.
Price and payment
The service is offered in two plans, payable in full via Stripe at the time of order: the Basic plan, billed at €35 all taxes included, includes the document analysis described above; the Premium plan, billed at €59 all taxes included, additionally includes the professional perspective described above ("Premium plan: professional perspective"). The applicable price is the one displayed at the time of order for the plan chosen by the client.
Immediate performance and waiver of the right of withdrawal
Whether the client chose the Basic plan or the Premium plan, the service consists, in both cases, of a fully automated performance whose result (the report, including where applicable the AI-generated professional perspective) is digital content not supplied on a tangible medium, delivered to the client as soon as the analysis is complete, generally a few minutes after payment, that is, before the expiry of the statutory 14-day withdrawal period applicable to distance contracts.
In accordance with articles VI.53, 1° and VI.53, 13° of the Belgian Code of Economic Law, the right of withdrawal does not apply once two cumulative conditions are met: (i) the client has expressly requested and agreed, before payment, that performance of the service begin immediately, without waiting for the withdrawal period to expire, and (ii) the client has expressly acknowledged that they therefore lose their right of withdrawal once the service has been fully performed and the report delivered. Both elements are collected via the dedicated checkbox presented to the client before payment. A client who does not check this box cannot order the service under the immediate-performance conditions described above.
Liability
Vinois Services SRL uses reasonable means to ensure the quality of the automated analysis, but does not guarantee the total absence of error, omission, or inaccuracy in the report, particularly in the case of an illegible or incomplete document, or uncertain extraction quality.
To the extent permitted by Belgian law, the total liability of Vinois Services SRL for any order, combining all damages, is limited to the amount actually paid for that order, and excludes indirect damages (financial loss related to the property purchase decision, loss of opportunity, commercial harm, etc.). This limitation does not apply in the event of fraud, intentional misconduct, or gross negligence by Vinois Services SRL, nor in cases where liability cannot be limited or excluded under a mandatory legal provision (in particular in the event of bodily injury). This limitation does not deprive the client of the rights mandatorily granted to them under consumer law.
Applicable law and disputes
These terms are governed by Belgian law. Where the client is a consumer residing in another European Union member state, this choice of law does not deprive them of the protection afforded by the mandatory provisions of the law of their habitual place of residence. The consumer client may use the European online dispute resolution platform (ODR) or the Belgian Consumer Mediation Service in the event of an unresolved dispute.
